A: Revitalization Unlimited is a mission-driven real private equity firm focused on preserving and enhancing undervalued residential properties. We combine financial returns with social impact by improving housing stock and building stronger communities.


Q: What is the focus of Revitalization Unlimited’s Funds?

A: We are committed to preserving historically significant real estate and legacy industrial manufacturing businesses in local communities throughout the United States. Our investment strategy leverages Federal, State, and local tax incentives to de-risk and enhance returns on our equity investments. By utilizing these incentives and our expertise in investment management, we aim to create value not only for our investors but also for the communities in which we invest.


Q: How does a Revitalization Unlimited Fund's differ from other real estate investments?

A: Unlike traditional buy and hold and value add models or speculative development, our approach emphasizes enhancing investor returns through preservation of certified historic structures. Under the current tax laws, our investors receive a non-cash charitable deduction that can reduce their current year taxable income by 50%. We do limit these deductions to a maximum of $2.49 per $1.00 of invested capital.


Q: What is the typical return profile for investors?

A: Our investors receive charitable deductions in the year of their investment followed by ongoing cashflow from the rent rolls as well as qualified dividends from our investments into legacy industrial manufacturing companies. Our funds typically offer a 7% preferred return followed by an 80/20 waterfall. We target a full liquidation of the assets in 5-7 years.


Q: What kind of investors is this fund designed for?

A: Our Funds are ideal for accredited investors looking for passive income, diversification through real estate, and a chance to invest in projects with real community impact. It is also important that the investors have evaluated their income to determine if they will benefit from the tax deductions and credits available to Historic Buildings.


Q: What is the investment timeline and liquidity structure?

A: Revitalization Unlimited Funds generally have a multi-year investment horizon, typically 5–7 years. Liquidity is limited during the holding period, but regular updates and income distributions keep investors informed and engaged.


Q: Who manages the Fund?

A: Our experienced team of partners & staff brings decades of real estate, finance, and business expertise. From acquisition to asset management, everything is handled in-house by the Revitalization Unlimited team.


Q: Is this a passive investment?

A: Absolutely. Investors are not involved in day-to-day decisions. We manage every step, including sourcing deals, renovations, tenant placement, and exit strategies. You simply receive updates and distributions. With that said, we are structured so that the tax deductions related to historic preservation WILL offset your active income from other sources.
